Project Overview
The Golden Visa is a Greek residence permit offered through a residence-by-investment program. It is designed for non-EU citizens who purchase real estate in Greece, providing a straightforward path to European residency.
This program offers numerous benefits, including visa-free travel across the Schengen area, access to Greece’s healthcare and education systems, and the opportunity to live in one of Europe’s most beautiful and culturally rich countries. Family members can also be included under the same residency permit.
While there is no requirement to become a Greek tax resident, the Golden Visa can pave the way to citizenship after seven years of residence and tax compliance.
To qualify, an investment in Greek real estate valued at €400,000 or more is required.
Transitional Deadlines:
By August 31, 2024, at least 10% of the property price must be deposited into the developer’s account and the agreement certified.
By December 31, 2024, the property transfer must be completed to secure eligibility under the current policy.
Under the new policy, the required investment amount will increase to €400,000–€800,000, depending on location and property type.
